Point Fermin is the southern tip of San Pedro — the neighborhood wrapped around the lighthouse, the park, and the cliffs at the end of Gaffey. It's one of the most recognizable corners of the city. If you've ever watched a wedding photo shoot on the bluffs or walked the trail above the Sunken City, you've been here.

Where it is
Point Fermin sits at the southern edge of San Pedro, generally south of 25th Street, bounded by Western on the west and the Pacific on the south. You're walking distance to Point Fermin Park, the lighthouse, the Korean Bell of Friendship, and the Sunken City overlook. Cabrillo Beach and the Cabrillo Marine Aquarium are minutes away.
What the homes are like
This is one of the older parts of San Pedro, so you'll see real variety. Craftsman bungalows from the 1920s. Spanish-style homes from the '30s and '40s. Mid-century single-stories. A handful of newer custom builds. Many homes have been remodeled — some beautifully, some not. Lot sizes vary block by block, and the closer you get to the ocean, the bigger the premium.
Who lives here
Multi-generational San Pedro families, artists, surfers, retirees, and a steady flow of LA professionals who finally got tired of the 405. Point Fermin has a strong local identity — people who live here tend to stay.
What to actually pay attention to
Age of the home. Plenty of these houses are 80+ years old. That's charm. It's also old plumbing, old electrical, original foundations, and sometimes knob-and-tube wiring you don't know about until inspection. Budget for it.
Bluff and slope proximity. Like the Palisades next door, homes near the cliff edge need proper geotechnical scrutiny. Don't skip it.
Tourist traffic on weekends. Point Fermin Park is a destination. Streets near the park get busy on Saturdays and Sundays. For some people that's a plus. For others it's a reason to pick a block two streets inland.
Who it's right for
People who want walkable coastal living with real character. Buyers who don't mind — or actively want — an older home with history. If you want new construction and an HOA pool, look elsewhere. If you want to walk to a lighthouse before coffee, this is the neighborhood.
