Holy Trinity San Pedro – Homes for Sale & Neighborhood Guide
Holy Trinity is one of the most established residential pockets in central San Pedro — the neighborhood that grew up around Holy Trinity Catholic Church and school. If you've ever taken your kids to the church carnival or driven through looking at the older Spanish and Craftsman homes on tree-lined streets, you know the area.
I'm Rick Magana, San Pedro native and licensed agent since 2016. Here's what you actually need to know about Holy Trinity.
Where it is
Holy Trinity sits in central San Pedro, anchored around the Holy Trinity Catholic Church and school on 9th Street. It's walkable to Downtown San Pedro, the waterfront redevelopment, and the Plaza area. Quick access to the 110 freeway makes it one of the easier commutes in the city.
What the homes are like
This is older San Pedro. You'll see Craftsman bungalows, Spanish revivals, traditional two-stories, and a fair number of duplexes and small multifamily properties scattered through the area. Lots are generally smaller than the coastal neighborhoods. Many homes have been in the same families for generations — when they trade, they trade with character intact, sometimes original kitchens included.
Who lives here
Multi-generational San Pedro families, parishioners and school families tied to Holy Trinity, working professionals, and a growing number of younger buyers looking for a foothold in San Pedro at an entry-level price point. Strong sense of community here — people know each other.
What to actually pay attention to
Older systems. Most homes here predate WWII or were built in the postwar boom. Expect to inspect plumbing, electrical, sewer laterals, and foundations carefully. The bones are often great. The systems often aren't.
Lot-to-lot variation. Holy Trinity has blocks that are immaculate and blocks that are in transition. Two streets can be different markets. Walk the block before you fall in love with the listing.
Income property potential. Several lots here allow duplex or ADU conversions. If you're an investor or an owner-occupant who wants rental income, this neighborhood has more flexibility than most. I can tell you which zoning maps to look at before you offer.
Who it's right for
First-time buyers who want to be in San Pedro without paying coastal prices. Families connected to Holy Trinity church and school. Investors looking for value-add or small multifamily plays. Anyone who appreciates a neighborhood with real history and walkable bones.
