San Pedro North is the broad northern half of the city — the residential neighborhoods sitting north of about 5th Street, stretching up toward Harbor City and Wilmington. It's where a lot of San Pedro's working families live, where you'll find some of the city's best price-per-square-foot, and where most of the multifamily and investment opportunities are.

Where it is

San Pedro North covers a large swath of the city above the Plaza and Barton Hill, running up through the residential grid toward the 110 and 405 freeways. Quick access to LAX, the South Bay, and Long Beach. It's not one tight neighborhood — it's a collection of sub-neighborhoods that share strong commute access and a more affordable price point than the coastal areas.

What the homes are like

Mostly traditional single-family homes from the 1940s through the '70s. Lots of stucco ranches, two-stories, and some California bungalows. You'll also find a significant supply of duplexes, triplexes, and small apartment buildings — which is part of why this is San Pedro's most active investment market. Yards tend to be larger here than in Downtown or Plaza.

Who lives here

Working families, port and longshore workers, first-time buyers who couldn't crack the coastal price point, and a strong base of investor-owners who hold rental property here. Diverse, well-established, and stable — the kind of neighborhood that doesn't get talked about but quietly anchors the city.

What to actually pay attention to

Sub-neighborhood matters. Two homes a mile apart in San Pedro North can have very different schools, very different street character, and very different appreciation patterns. Pin down which pocket you're actually in.

Investment math. If you're looking at multifamily here, run the numbers properly. Rents are real but so are vacancy risks, deferred maintenance, and city rental ordinances. I can pull comparable rents and help you stress-test the deal.

Industrial and freeway proximity. Some streets sit close to industrial zones or freeway noise. Drive at rush hour and check the windows on the home — dual pane makes a real difference.

Who it's right for

First-time buyers looking for value in San Pedro. Investors and small landlords. Commuter families who need quick freeway access. Buyers who want a yard and a garage without paying coastal prices. If you specifically want ocean views or walkable downtown, look further south.
