I'm Rick Magana. I was born and raised in San Pedro, I live here, and this is the market I work every day. I've been a licensed California real estate agent since 2016 (DRE #01996377) with West Shores Realty. I also invest in real estate myself, so I look at every house through two lenses: what a buyer or seller needs from the deal, and what the numbers actually say.

What I do

I help people buy, sell, and invest in San Pedro and across the South Bay — Palos Verdes, Torrance, Long Beach, Lomita, Wilmington, Carson, Gardena, and the Harbor Area. Most of my business comes from referrals and repeat clients, which means I have to actually be good at this to keep eating.

How I think about it

Most agents only ever see one side of a deal. I've been on both. Since 2017 I've also run an investment company, JMBH, doing flips, wholesales, and long-term holds across multiple states. That experience changes how I read a property. I know what a $40,000 kitchen actually costs, what a foundation crack means, and how to tell a price that makes sense from a price someone made up.

You get that perspective whether you're buying your first home or your fifth rental.

You'll get an honest read on every property we walk — what's solid, what's going to cost you, and what you can actually negotiate. I'll tell you when a house is a deal and when to keep looking. I'm not in a rush to close. I'm in a rush to get you the right house.

If you're selling

We'll price your home off real data — not a pretty number designed to win the listing. I'll tell you what's worth fixing before we go live and what's a waste of your money. Then we market it properly, qualify the buyers, and protect your price through escrow. If you want a quiet, off-market sale, I can do that too.

If you're investing

I speak your language. Cap rate, ARV, rehab budget, exit strategy — we can skip the small talk. I work with flippers, buy-and-hold investors, and first-time investors who want to learn without getting burned. I'll only bring you a deal I'd consider buying myself.

San Pedro is home

I serve as President of the San Pedro Education Foundation because this town raised me and I'd like it to be in good shape for the next kid coming up. When I tell you about a neighborhood, a school, a street, or a builder, it's because I actually know — not because I read it on a listing site.
