Palisades San Pedro – Cliffside Homes for Sale
The Palisades is San Pedro's cliffside neighborhood — the homes that sit on the bluffs above the Pacific between Point Fermin and the harbor. If you've driven Paseo Del Mar at sunset, you've already seen it. This is one of the most scenic stretches of coast in Los Angeles County, and the homes here reflect that.

Where it is
The Palisades runs along the southern coastline of San Pedro, generally between Western Avenue and the Point Fermin area, bounded by Paseo Del Mar on the ocean side. You're a short drive to Cabrillo Beach, Point Fermin Park, the Korean Bell, and the Sunken City. Trump National Golf Club and Rancho Palos Verdes are minutes away.
What the homes are like
You'll find a mix here. Mid-century single-family homes on quiet streets. Custom-built modern homes on the bluff lots. A handful of older Spanish and traditional builds inland. The bluff-side properties command a serious premium because ocean view + south-facing exposure + Catalina sightlines is a finite asset — they're not making more of that coastline.
Lot sizes are generally larger than the inland San Pedro neighborhoods. Many homes have been remodeled or rebuilt over the past 20 years. A few still need work — those are the deals if you can find one.
Who lives here
Long-time San Pedro families who bought decades ago and aren't going anywhere. Professionals from across LA who wanted ocean views without Manhattan Beach prices. Retirees. A growing number of remote workers who realized they don't have to live near downtown anymore.
What to actually pay attention to
Bluff erosion and geology. Not every cliff lot is equal. Some are on solid rock, some aren't. If you're buying on or near the bluff, you want a proper geotechnical review — not just a standard inspection. I'll tell you which streets and which lots I'd be cautious on.
Wind and marine exposure. Ocean air is hard on exteriors. Older windows, roofs, and HVAC systems wear faster here. Budget accordingly.
View premium vs. view reality. A "view home" can mean an unobstructed Catalina view or a thin slice between two neighboring roofs. Big price difference. Always walk it before you fall in love with the listing photos.
Who it's right for
Buyers who want a real ocean view, not a marketing one. People who like a quieter, lower-density neighborhood. Anyone who'd rather have a yard and a Pacific sunset than a walkable downtown. If you need restaurants and bars within walking distance every night, this isn't your neighborhood — you'd probably be happier in Plaza or Downtown San Pedro.
