South Shores San Pedro – Homes for Sale & Neighborhood Guide
South Shores is the planned, family-oriented neighborhood on San Pedro's western coastline — sitting up on the bluffs between Western Avenue and the Pacific, just north of the Palisades. If you've ever driven up Western from PCH and noticed the wide streets, manicured yards, and houses with actual ocean views, that's South Shores.
I'm Rick Magana, San Pedro native and licensed agent since 2016. Here's the real breakdown of South Shores.
Where it is
South Shores sits on the western edge of San Pedro along the coast, generally bounded by Western Avenue on the east, Paseo Del Mar to the south, and the Rancho Palos Verdes line to the west. White Point Park and Royal Palms Beach are at the bottom of the bluff. You're a short drive to PV, Cabrillo Beach, and the rest of San Pedro.
What the homes are like
South Shores was largely developed in the 1950s and '60s as a planned coastal community, and it shows. You get clean street grids, larger lots than most of San Pedro, and a mix of mid-century ranch homes, traditional two-stories, and a growing number of full remodels and rebuilds. Many properties have ocean views, peek views, or canyon views. The bluff-side homes command serious premiums.
Who lives here
Families, mostly. South Shores has a reputation as one of the more family-oriented coastal neighborhoods in San Pedro — you'll see kids on bikes, dog walkers, and a lot of long-time owners who raised their kids here and never left. Also a strong PV-adjacent buyer demographic who wanted the location without the PV price tag.
What to actually pay attention to
View vs. peek view vs. no view. This is the single biggest pricing variable in South Shores. A true unobstructed ocean view from a bluff lot is a different asset than a "peek view" two streets back. Sellers price them similarly. They shouldn't.
Remodel quality. A lot of South Shores homes have been updated over the past 10–15 years. Some are studs-out, permitted, beautiful. Others are cosmetic flips hiding original systems behind new paint. The difference is usually $100K+ in real value.
Bluff geology. Anything on or near the bluff edge needs proper geotechnical review. The Portuguese Bend landslide area is close enough that it pays to know what's solid and what isn't.
Who it's right for
Families who want a quiet, planned neighborhood with real views and access to the coast. Buyers priced out of PV who still want the lifestyle. Long-term holders — South Shores tends to appreciate steadily, not wildly, and people who buy here keep them.
Thinking about buying or selling in South Shores?
I know which streets in South Shores hold value best, which remodels were done right, and what the bluff-side premium should actually look like. If you're buying, I'll help you see what you're really paying for. If you're selling, I'll get you priced where the market is, not where the comp report rounds up to.
